AHUs & BMS performance optimisation

Fine tuning air-conditioning systems can save over 25% to 30% in fan power, heating and cooling energy usage and costs.

 

Using our comprehensive check list, developed from numerous such surveys, we conduct a thorough physical and measurement survey of all parts of an air handling unit (AHU) to identify equipment inefficiencies due to inherent defects, leaks or lack of planned preventative maintenance. The results are analysed to estimate the equipment efficiency loss.

Next, we review the control strategies deployed via the building management system (BMS) also checking if the BMS’s optimisation capability is being fully exploited. From these results we estimate the operational efficiency loss which can be caused by a multitude of issues ranging from a lack of fresh air supply and temperature control to outdated or overridden time schedules to faulty BMS software and uncontrolled user access.

 

These efficiency losses are combined for all AHUs in the building to arrive at an overall performance assessment for the building’s air-conditioning system.

 

The deliverables from this assessment are a prioritised list of rectification measures and a capex plan with ROI to restore the system to optimum operational, energy and cost efficiency.
